Checklist of Items


The following is a list of items that we will inspect and complete as part of the Total Home Maintenance Package at Signature Custom Homes’ cost:

  • Change out smoke detector batteries. (Once per year.)
     
  • Change out all air filters. (Twice per year.) We will use 3 month filters that meet American Lung Association for indoor air quality guidelines and Health House indoor air quality guidelines. The filters are up to 30 times more efficient than fiberglass filters and will     capture micro particles and airborne allergens including pet dander, mold, and bacteria.  If you have electrostatic filters, we will clean them for you.
     
  • Change burnt out light bulbs that are above 10’ high.  (Rope lights and cove lights are excluded.)
     
  • Change batteries in exterior sprinkler control system.  (Once per year.)
     
  • Visually inspect attic for potential problems.
     
  • Lubricate and adjust interior doors that require attention.
     
  • Inspect the HVAC system to make sure that is operating properly.  (Our staff is HVAC certified.)
     
  • Test all fireplaces to insure that they are operating properly.
     
  • Test all major appliances to make sure that they are operating properly (i.e., turn on oven, microwave, and refrigerator) if the home is not used as a primary residence.
     
  • Inspect all bathroom sinks and faucets for leaks.
     
  • Tighten all loose bathroom fixtures.
     
  • Inspect all bathrooms for cracked caulking/grout.
     
  • Repair cracked grout or caulking.  (Grout material must be on site.)
     
  • Test steam showers/sauna to make sure they are working properly if the home is not used as a primary residence.
     
  • Examine exterior of home for normal wear on the house.
     
  • Repair minor stucco damage.  (Cracks will only be repaired if a nickel can easily slide into the crack.  Please see the stucco crack policy in your homeowner manual.  Texture and paint may not be a perfect match.  Paint ages and becomes difficult to match.)
     
  • Examine landscaping to make sure drainage is still correct.
     
  • Test all exterior hose bibs for leaks at backflow preventer.
     
  • Visually examine pool equipment (if installed by Signature) for abnormal wear and tear.
     
  • Examine roof/eaves for evidence of bird nesting.
     
  • Change out exterior light bulbs in the eaves and in light fixtures.
     
  • Repair minor drywall damage.  (Areas less than 1’ by 1’ wide. Ceilings not included.)
